Energy Performance Certificates for commercial properties

 

COMMITTED TO A SPECIAL SERVICE FOR SPECIAL CLIENTS

Since Oct 1st 2008 all commercial properties over 50sq mt  (with  few exceptions) have  required an Energy Performance Certificate when sold or leased. 

Since Jan 4th. 2009 this also includes properties on the market before Oct 1st.

Energy Performance Certificates have been introduced under a European Directive to tell potential buyers and leaseholders about the energy performance of a building they may wish to occupy. This
can provide them with valuable information concerning the building such as the energy efficiency, potential energy bills and possible improvements that could be made. Comparing the Energy efficiency of different buildings will be an important tool in deciding which building to occupy

 EPC's are required for Commercial Properties in England and Wales when they are newly built, sold or leased.

Properties requiring Commercial EPCs include:

          ■    Commercial Property
          ■    Hotels
          ■    Industrial Units 
          ■    Shops 
          ■    Rental Property
          ■    Retail Units

Commercial and Industrial buildings will require an inspection by an approved Commercial Energy Assessor to calculate the energy ratings of the property. Properties are classified as level 3 or level 4 depending on their complexity and assessors are accredited to inspect either level 3 buildings or both level 3 and level 4 buildings.  Domestic Energy Assessors are not qualified to undertake this work.

Before preparing a quote we will ask you to complete an information form on the property. Commercial properties vary considerably in size, complexity and construction. The more information that is available the easier (and cheaper) our job becomes. We will ask you about the availability of building drawings, equipment schedules and a building log book – any information at all that you may have about the building. TWO FREQUENTLY ASKED QUESTIONS!

1/   Who is legally responsible for providing the EPC?

   

a/         If a building is being sold it is the responsibility of the seller to make available an EPC and recommendation report free of charge to prospective buyers

b/         If a building is being offered to let it is the responsibility of the prospective landlord to provide these documents.

 

2/   When does it have to be available?


For all sales and rentals the documents must be available to the prospective buyer or tenant at the earliest opportunity and, in any event, before a contract is entered into. If written information is sent to the prospective buyer or a viewing takes place the documents must be available at that time. It is only if no viewing has taken place or no written information has been given to the prospective buyer that the contract option comes into play.
